Multi-Purpose Lot Traits
This mod lets you create multifunctional community and rental lots with cafés, bars, spas, and more.

Multi-Purpose Lot Traits by Down in Simsland gives Sims 4 players more freedom to create lots that serve multiple purposes. The mod adds a collection of lot challenges that introduce features normally associated with other lot types, allowing community lots and Residential Rental shared spaces to host a wider range of activities.

The available options include Brewed Delights, which can turn a lot into a café or thrift shop; Meals on the Go, which brings in food stall vendors and cafeteria staff; and Drinking Spot, which adds bar functionality and karaoke when the required objects are available. Fun Zone attracts children and teens to play on the lot, while Curious Visitors brings in visitors, vendors, and a bartender.

Other options include Care Facility, which provides residents with catering and visits from loved ones, and Third Place, which combines activities such as gardening, animal care, crafting, and repairs. An optional Relaxing Spa trait allows shared spaces with massage objects to function as a spa.

These lot challenges can be used on both Community Lots and Residential Rentals. In rental properties, shared spaces can be transformed into areas such as cafés, bars, or other community-style venues, with neighbors and visiting Sims using the available facilities. The mod also adjusts visitor autonomy so Sims primarily use objects placed in the designated shared areas.
