Object Deterioration
This mod adds realistic wear and tear to The Sims 4, with declining object performance, maintenance options, repairs, and replacements.

Object Deterioration by adeepindigo is a realism-focused gameplay mod for The Sims 4 that makes household objects gradually wear out over time. Instead of furniture and appliances remaining in the same condition indefinitely, objects can deteriorate through regular use, neglect, or certain types of misuse.

As objects become worn, their performance and usefulness can decline. For example, a refrigerator may become less effective, while a bed can become less comfortable and affect sleep quality. Higher-quality objects still have an advantage, with better items generally holding up more effectively than cheaper alternatives.

The mod also introduces a maintenance system. Sims can clean, service, upgrade, repair, or fully restore deteriorating objects, with more extensive restoration requiring greater effort and resources. If an item is neglected for too long, it can eventually become unusable and require replacement. This creates an additional layer of household management and makes caring for appliances and furniture a more meaningful part of everyday gameplay.
