This mod changes the way property taxes are calculated in The Sims 4. Normally, the game bases lot taxes on your household’s total worth, including the furnished value of your home, items in inventories, and even money saved up. That often leads to unrealistically high weekly bills.
With this mod, taxes are calculated only on the unfurnished lot value. That means furniture, inventories, and Simoleon reserves no longer inflate the tax base. The same tax brackets and rates still apply, but since the taxable value is much lower, bills drop to a more manageable amount.

- Unfurnished lot value: 9,000 Simoleons
- Furnished lot value: 21,600 Simoleons
- Default tax: about 489 Simoleons
With the mod: about 162 Simoleons
This makes property taxes feel fairer and more in line with the actual size of the lot rather than how much clutter or décor you own.
Compatibility
- It only modifies one function in the game’s billing system, so it’s generally safe to use alongside other mods.
- There are optional compatibility versions for players who use additional finance-related mods like SimRealist’s SNB Bills.
Community Reception
Players find it much more realistic and balanced, since it prevents bills from skyrocketing just because a household has well-furnished homes or expensive inventories.
